Understand the process, step by step

Beyond simply listing your home in the MLS and other third party sites (Redfin, Zillow, etc.) - We will work hard to put together a marketing plan for your home that includes thing like professional photos, social media advertising, and a single property website to showcase your home’s photos, videos, floor plans, or 2D walkthroughs in one cohesive place.

Meet With Your Agent

Meet with us to discuss your goals and timeline, and to establish mutual standards and expectations for your selling experience. We will view the property to assess features, condition, and location in the neighborhood and assign a value and customized selling strategy.

Listing Prep

We’ll recommend any painting, landscaping, cleaning, fixes, updates, and staging that will help your property present at its best. We’ll also work with you to provide any project coordination assistance as needed and provide our exclusive list of vendors and contractors you might need.

Photography

Your home is ready to be seen, let’s capture it in all its glory! We’ll coordinate our team of professional photographers and videographers to work their magic. Photos, video, aerial drone, 3D Matterport tour, and floor-plan will be completed prior to step 4.

List Day!

The big day! Your home goes live on the MLS (multiple listing service), the Brokerage website, and syndicate sites like Redfin and Zillow. The listing will also be shared across social media platforms, and luxury print marketing materials.

Receive Offers

There’s much more to consider about an offer beyond the purchase price. We’ll help you carefully review the terms of any offer(s) received so you can make an educated and informed decision. Once your property is ‘pending’, the respective buyers will submit their earnest money and you’ll be ‘in escrow’.

Inspections & Repairs

After the Buyers complete their inspections, they’ll likely make a request for repairs and or credits in lieu of repairs. We will help advise you on reasonable requests and negotiate diligently on your behalf for a win/win outcome and experience.

Appraisal

If the Buyer is financing the purchase of your property, their lender will likely require that a licensed appraiser come inspect it. We’ll help you prepare for appraisal requirements regarding any potential health and safety issues that could arise. The timeline from when an appraiser conducts on-site inspections and when their report is received can vary from days to weeks. We’ll provide efficient communication to help best estimate this timeline.

Signing Day

After the escrow office has received necessary documents for closing, they’ll coordinate your signing day. You’ll sign your closing documents - likely at the local escrow company, or off-site with a licensed local notary service if you’re unable to meet at the escrow office. The buyers will also sign the closing documents during this 8th stage at a separate appointment.

Funding & Recording

After all closing document signatures are completed, the escrow company will wait for a confirmation of purchase funds being wired. Once the funding is completed the Title office will then record the deed with the county and send your net proceeds to the pre-determined account of your choice. You’ve officially and successfully sold your property!

Celebrate!

The last un-official (but we’re changing that!) step is celebrating your success! You’ve worked for this milestone - so let us celebrate you, your journey, and achievement! We’ll work within your parameters to coordinate and execute a celebration event; quiet and intimate, or a moving party and anything in-between.
